  1. Security and Safety
  2. Make sure the security procedures are in place and followed strictly by the security service provider.
  3. Pay emphasis on the security of the clubhouse (if any) and its facilities.
  4. Analyze and review existing security procedures and systems.
  5. Cleanliness and Hygiene:

Maintain a high standard of cleanliness and hygiene.

  1. Emphasis on the cleanliness of the swill bin areas, toilets, stores etc.
  2. Roads / driveways and external areas should be free from dried leaves and litters.
  3. Maintenance:

Maintain a high standard of serviceability rate for amenities and facilities of the estate.

  • Maximize the services of the Term Contractors to enhance the estate’s healthy and pleasant environment.
  • Monitor repairs that are costly i.e. lift repairs / replacements of parts, repair / replacement of water pumps.
  • Ensure that Term Contractors perform their work according to the specification.
  • Propose improvement to the estate for council’s approval.
  • Track existing projects that they are on schedule and when Consultants are engaged, their expertise must be maximized to the terms spelt out in the agreement.

Common Area Management

As property managers, Residence Park Property be responsible for managing all aspects of the common area. A summary of which is provided below.

  • 24 hour on site security
  • Maintenance and irrigation of all common area gardening.
  • Cleaning of all the common areas i.e. stairways, paths, Management  office.
  • Cleaning of the common area swimming pool including chemicals.
  • Management Office, Estate Manager, Technician and all associated ancillary costs.
  • Insurance of the common area which shall include the structure of each building.
  • Electricity and water supply to the common area up to the point of connection to a dwelling.
  • Refuse collection.
  • Pest control of common area.
  • Accounting including annual auditing.

Upon the inauguration of Bangtao Tropical Residence Owners Committee, who will act as the owners representatives, Residence Park Property will report directly to the Owners Committee on a monthly basis providing monthly financial statements covering all relevant expenses together with regular reporting on various issues concerning the management of the common area.

Residence Park Property will work with the Owners Committee to ensure Bangtao Tropical Residence is managed transparently and effectively, ensuring that the investment made by each Owner is protected and enhanced.

  • Common Area Management Fee

    Each Owner shall pay in advance, an equal contribution towards the common area expenses as listed above.
    (50 Baht/sq.m./month)

  • Sinking Fund

    Each Owner will pay an initial amount into a common area sinking fund which will be used for any unforeseen eventualities together with periodic repairs outside the operating budget e.g. repainting of the external walls of the apartment blocks, pool pump replacement, etc.

    The initial amount to be paid is based on the units each owner occupies.( 500 Baht/sq.m.)

  • Utilities and Owners Fund

    Each Owner will be responsible for the cost of any utilities in respect to their own private property i.e. electricity, water, telephone, etc. and will be invoiced monthly for the same.

    As transferring monies on a monthly basis can be both tedious and costly, owners will be able to set up an owner fund in which they can pay a lump sum and from which we will deduct all necessary expenses each month, providing statements and informing owners as and when the fund needs to be topped up.

  1. Agency Referral Services

    For homes that have their own staff and for which the owners will be handling their own availability and service, RPP will list their property to gain added exposure and enhance their occupancies. The services that RPP include in this service are as follows

    • Photography and marketing materials
    • Inclusion on RPP web sites
    • Provision of rates and details to secondary agents where possible
    • Inclusion into RPP marketing strategies
    • Payment of secondary agent commissions
    • Client selection and vetting
    • Inquiry management
    • Payment and deposit processing

    RPP standard commission for referrals is 10% +7% VAT

  2. Long Term Rentals

    RPP provide to Owners services to take care of long-term tenancies. These are handled in very much the same way as rentals anywhere else in the world. The tenant would in most cases pay rent on the home and be expected to pay for any scheduled service such as pools, gardens, satellite TV subscriptions and utilities (water and electricity). Management fees, pest control and insurance costs would normally be borne by the Owner Services for long-term rentals are:

    • Rental home setup advisory
    • Photography and marketing materials
    • Inclusion on RPP web sites
    • Provision of rates and details to secondary agents where possible
    • Inclusion into RPP marketing strategies
    • Payment of secondary agent commissions
    • Effective Tax planning for income received
      Provision of all documentation for legislated requirements **
    • Client selection and vetting
    • Availability management
    • Inquiry management
    • Payment and deposit processing
    • Pre check in inventory
    • Pre check in inspection of the home to ensure guest satisfaction.
    • Advising the owner and effect any repairs required to ensure guest safety and satisfaction**

    • Per checkout inventory / damage check
    • Collection of renal monies and refunding deposits as applicable.

  3. Marketing

    Residence Park Property Co., Ltd. (RPP) provide comprehensive marketing strategies that include print, Internet, and inter-agency campaigns.

    RPP build into their rental service the opportunity to have an owner’s property made available to all the agents on the island and beyond. Although RPP do not require exclusivity on a property, secondary agent marketing can only be done on this basis. This facility is only available to certain property types, which can only be finalized upon inspection of the relevant home. Commissions paid to secondary agents are covered as part of RPP commission.

    RPP also advertise on condominiums rental web sites where the properties listed are carefully selected to reflect the style of the site and the profile of the people who may visit this site.

    Print advertising is done selectively both locally and internationally. Advertising is also done at the major property trade shows around the region.

  4. Rental Requirements

    Before commencing with the rental of a property RPP will require the owner to provide the following

    • Inspection of the home
    • Full information on location and facilities
    • Access to the home for photos or provision of photos of a suitable standard
    • Advance notice on periods of intended owner occupation *
    • Inventory of items that would need to be checked *
    • Full instructions on the house should the owner not be available in times of emergency *
    • 1 Full set of keys with one set spare for tenants. *
    • Completion and signing of the RPP Letting services agreement. * Where applicable
  5. Serviced Rentals

    RPP provide to many of their clients a range of services that are included in thee price to the tenant. These are mostly associated with holiday tenancies.

    As standard, RPP provide daily maid cleaning service and twice weekly linen changes. Additional cleaning and linens can be provided to the client at a nominal fee. RPP also place printed material into the homes such as guest directories and other information to help guests orientate themselves with that Phuket has to offer.

    A welcome pack of basic beverages and groceries are provided on arrival as well as guest amenities such as soaps, shampoo, flowers and other guest supplies that one would expect in a home of thee caliber. All of these services would be covered as part of RPP commission.

  6. Rental Rate

    RPP work together with the owner to determine and advise on the rates to set for their particular home. Rates can be structured to compliment the owner’s needs. Rates are derived from the current market conditions and can be adjusted by the owner to within certain parameters should their needs change. The rates provided on RPP marketing material, with the exception of agents would be the highest rate charged unless we have the opportunity to discount on a particular property. Agents normally receive a rate discounted by 10% from the rack rate. RPP cannot ensure that rack rate will be achieved for every rental but assures the owner that no more than 30% discount will be provided without first consulting the owner.

    Similarly, owners who provide clients to rent their property may discount to a maximum of 30% if they wish for the guest to still receive RPP full range of services.

  7. Full Rental Service

    RPP full rental service includes the following items that are included in the fees charged by RPP unless otherwise stated

  8. Rental Income Management

    RPP are able to receive and process the income from your rental home these funds can be held by RPP as part of property management agreement to pay for the ongoing costs of the home (management fees, utilities, etc), transferred into your bank account in Thailand or your bank account offshore. Please note: it is illegal to have rental income for a property in Thailand to be paid directly into an offshore account.
